How Much Drywall Has to Come Out After a Leak, and How That Line Gets Decided

The plumber has gone. The pipe is fixed. What is left is a brown ring on the wall about the size of a dinner plate, a bit of soft board under it, and a decision nobody has explained to you: how much of this wall is coming out.
That decision is worth understanding, because it is where water damage repairs go wrong. Cut too little and the new tape sits on softened board, which cracks. Cut too much and you have paid for board and finishing you did not need. There is a correct answer and it is not a matter of opinion. It is a measurement.
What Water Actually Does to a Sheet of Drywall
A sheet of drywall is a gypsum core cast between two layers of paper. The paper is the structure. Gypsum plaster on its own is brittle and would break under its own weight over a stud bay, and the paper facing is what puts tension in the sandwich and lets a sheet span. Every bit of strength a drywall wall has comes from that bond between the paper and the rock.
Water attacks the bond. It softens the core, dissolves and re-deposits the surface minerals, and separates the paper from the gypsum. Once that separation has happened the board does not recover when it dries. It stays soft, it dents under a thumb, and it will not hold a screw with any confidence.
Here is the part that catches people out. The two effects travel different distances. The mineral staining marks where water sat on the surface long enough to evaporate and leave residue behind, so it draws a fairly tight outline. The wicking through the core and along the paper face goes considerably further, quietly, and leaves no colour at all.
That is why the honest answer to how big the repair is can never be given by looking at the stain. The stain is evidence that water was there. It is not a map of where the water went.
The Meter, and What It Is Telling You
There are two kinds of moisture meter on a drywall job and they answer slightly different questions.
A pin meter drives two small probes through the paper face and measures electrical resistance between them. Wet gypsum conducts better than dry gypsum, so the reading maps to moisture content. It is a point measurement, it leaves two tiny holes, and it is the more definitive of the two.
A pinless meter sits flat against the surface and reads a shallow depth of the wall using a capacitance field. It marks nothing, it covers ground fast, and it is what we use to sweep an area and find edges. Its weakness is that it will happily read a metal stud, a pipe or a foil faced insulation backing as though it were water, so a pinless hit gets confirmed with pins before it changes anything.
The method is dull and it works. Start at the middle of the obviously wet area. Work outward in a grid, six inches at a time, writing the readings on the board in pencil as you go. Keep going until the numbers stop dropping and level off. Then walk to a wall in the same room that was nowhere near the leak and take reference readings there.
That reference step is not optional, because there is no universal number that means dry. In a Riverside August, with weeks of hot dry inland air, a sound interior wall reads very low and anything holding water is obvious. After a run of February storms the whole house sits higher. Working to a number from a manual instead of to the house’s own baseline is how a crew ends up either cutting a dry wall or leaving a wet one.
From Readings to a Pencil Line
Once the wet boundary is known, the cut does not go on the boundary. It goes to the nearest framing member past it.
The reason is mechanical. When new board is fitted, both the old sheet and the new one need something to be screwed to, and a stud is nominally an inch and a half wide. Half of that goes to the existing board, half to the patch. If you cut in the middle of a bay you have created an unsupported joint, and an unsupported joint in drywall is a crack waiting for the first temperature swing.
So the cut line jumps outward to a stud, and studs in most houses are sixteen inches apart. That is why a repair sometimes looks disproportionate to the damage. A stain that stopped four inches short of a stud still costs you the run to that stud, because there is nowhere closer to put a screw.
On a horizontal cut across a wall, the convention is the flood cut: take the bottom section of board across the full width of the wall at a set height, most commonly two feet. Two feet is chosen because it divides a four foot sheet cleanly, it puts the seam at a height where furniture and eye level work in your favour, and cutting wall to wall means the new seam lands in a corner rather than in the middle of a field where it would need feathering out over a couple of feet either side.
What Else Leaves the Wall
Board is not the only thing that comes out.
Fibreglass batt insulation in a soaked bay is finished. It slumps, it loses the loft that made it insulate in the first place, and it holds water against the framing for weeks. Leaving wet batt in a bay you are about to close up is the single most common reason a repaired wall smells musty months later. It comes out and it gets replaced.
Baseboard comes off on any flood cut and usually goes back on afterwards, assuming it is solid wood and not a swollen medium density fibreboard profile that has already lost its shape at the bottom edge.
And on an exterior wall, whatever vapour retarder or building paper detail exists behind the insulation gets looked at rather than assumed. In stucco construction a leak that appears inside frequently entered somewhere entirely different and travelled, and an interior repair that does not ask that question is a repair with an expiry date.
Drying, Which Is the Step People Want to Skip
New board over a wet cavity is not a repair. It is a delay.
The slowest part to dry is almost always the bottom plate, the horizontal framing member sitting on the slab. On the slab-on-grade tract housing that makes up a lot of Riverside, that plate is in direct contact with concrete that has taken up water of its own and will give it back slowly. Air moving across an open bay is the whole technique. Give it a few days, re-read with the meter, and compare against the same reference wall as before.
If the framing will not come down, something is still wet or still leaking. That is a plumbing or roofing conversation and not a drywall one, and any contractor who closes the wall anyway has chosen the schedule over the outcome.
Riverside does help here. The same hot dry summers that crack stucco and fade north facing paint also dry a stud bay considerably faster than a coastal climate would, and joint compound goes off quickly enough that three coats and a sand inside a week is normal from June through September. In winter, allow longer for both.
When the Answer Is That Nothing Has to Come Out
This is worth saying plainly, because it is a real outcome and it does not get offered often enough.
If the leak was clean water, it was found quickly, the meter has already come back to baseline, and the board is firm when you press it, then the board is fine. What you have is a cosmetic stain, and stains bleed through ordinary latex paint no matter how many coats you apply because the residue is water soluble and the paint carries it back to the surface.
The fix is a stain blocking primer, shellac based or a good oil based equivalent, over the marked area only, then paint. On a textured wall you may need to touch in a little texture where the primer has filled it. That is an afternoon of work and a small amount of material, and telling somebody that is the job is part of doing the job properly.
What to Do in the First Hour
If you are standing in front of a wet wall right now, the order is simple. Shut the water off at the source if it is still running. Move what you care about out of the room, especially anything under a stained ceiling, because a ceiling holding water is a weight problem and it gives very little warning. Do not start cutting exploratory holes with a utility knife, because irregular hand cut openings usually enlarge the eventual repair rather than shrinking it. Get some air moving through the room.
Then get the wall read before anyone quotes on it. The meter takes half an hour and it is the difference between a repair that is the right size and a repair that is a guess.
